How We Bought a $300K Fixer in Denver When It Seemed Impossible

"When Josh told me his budget was under $300,000 in the Denver metro area, most people would have quietly adjusted expectations downward. But instead of dismissing the goal, we built a strategy around it. What followed was eight months of patience, negotiation, and creativity — and a reminder that “impossible” often just means “requires a plan.”


When Josh first reached out, his goal sounded straightforward — but in the Denver metro market, it was anything but simple. He wanted a single-family home or townhome under $300,000 with at least two bedrooms and one bathroom. He was open to a fixer-upper because he had the skills to handle repairs himself, and he had one specific area in mind where he really hoped to land. If you know Denver real estate, you can probably already see the challenge. For nearly eight months, we searched, analyzed properties, adjusted expectations, and stayed patient. We submitted a couple of offers along the way — one we were outbid on, and another where the seller wasn’t willing to budge on price at all. At one point, we had an honest conversation about expanding his search area slightly, and that shift alone opened up new possibilities.


Eventually, we found a property being sold “as-is.” In real estate terms, an as-is sale typically means the seller is offering the home in its current condition and does not intend to make repairs. It doesn’t remove the buyer’s right to inspections, but it does signal that post-inspection negotiations may be limited. The home needed significant work, and there was a strong possibility it wouldn’t qualify for traditional financing without some creativity and careful structuring. For many buyers, that would have been the end of the conversation. Instead, we leaned into strategy. We explored financing options, evaluated risk carefully, negotiated thoughtfully, and built a plan that made sense. In the end, we were able to reach an agreement and get him under contract on a home that aligned almost perfectly with his original goals — just not in exactly the way we initially imagined.
